In this role, you will provide analytical support in connection with a portfolio of multifamily housing, including investor reporting and origination and oversight of new transactions. AIG Affordable Housing is one of the nation’s largest investors in apartments funded through Low Income Housing Tax Credits. AIG Affordable Housing also invests in properties qualifying for Historic Renovation Tax Credits. This position will support these activities by assisting with Excel modeling, organization and dissemination of due diligence materials, and writing or editing transaction proposals.
The Analyst will report to, and work closely with, the Vice President, Investor Services and Vice President, New Transactions. The analyst will interface with other employees in the Affordable Housing group, as well as AIG’s business partners, outside attorneys, developers, and third party vendors.
Assist in the valuation of real estate and investor real estate portfolios by gathering, analyzing, and modeling all pertinent internal data from asset management, tax, accounting, financial reporting, and portfolio management departments, as well as external data from developers, environmental consultants, construction consultants and other vendors.
Collect, organize within the database, and distribute due diligence for proposed and closed State Historic Tax Credit transactions.
Assist with drafting Letters of Intent and Investment Committee memos.
Assist with asset transition and/or dispositions functions in order to provide VP of Finance an economic analysis of the net effect to the investor of any proposed structural or portfolio changes.
Assist with preparation of annual reports to investors, including compiling occupancy and debt service data related to the properties in each investment, and tracking new or outstanding operating deficit loans funded to any of those properties.
The Ideal Candidate Will Have
A Bachelor’s degree in Economics, Business, Math, Marketing, or English.
An interest in real estate and historic preservation. Real estate, architectural, or construction background helpful, but not required.
Strong analytical skills required. Finance or accounting experience helpful, but not required.
Strong writing skills and strong verbal communication skills required.
Proficiency with Microsoft Excel and Word required.
Strong attention to detail and ability to ensure work product is accurate and complete. Willingness to accept responsibility for new projects and see projects through to completion.
