This position is open due to explosive growth in our Retail/Restaurant Development Business Unit and to support the continued expansion of that group in Southern California. We are seeking a Project Architect to contribute to our Retail program's prospering multi-site due diligence, existing conditions and accessibility assessment services. The program primarily serves Quick Service Restaurant and Gas Station/Convenience Store clientele. The successful candidate will perform a variety of duties encompassing review of drafting and reporting deliverables, management of services delivery, and code analysis as needed for solutions-oriented client recommendations. 

Hands-on experience in the full development cycle for commercial real estate projects to include the following: site selection, due diligence, entitlements, Civil, Architectural, MEP and 

Structural Design, Construction and Project Management is required.

 

Position Description:

  • Prepare and/or oversee the preparation of Existing Conditions, Preliminary Design, Schematic 
  • Design, and Construction Drawings and Documents, including specifications, throughout the project life cycle.
  • Ability to perform Zoning Ordinance and Building Code analyses and apply the provisions of these items as they affect compliance depicted within the Construction Documents.
  • Ability to perform construction administrative duties.
  • Manage the deliverables and reporting for the Retail A&E Team.
  • Schedule and Manage the Retail A&E staff.
  • Assist in the Business Development efforts for Retail A&E.
  • Assist in the growth of the Retail A&E program through the recruitment, training and development of architects, engineers and drafting candidates with other specialized experience.
  • Assist with price proposals, invoicing, contract development and management.
  • Report financial information for projects.
  • Prepare and manage plan, schedule, and budget for each assigned project.
  • Provide day-to-day leadership, mentoring and development to the Retail team on assigned projects and programs. Determine staffing requirements and obtain commitments to meet the needs of each project.
  • Supervise the administration, planning, operations, and work of assigned consultants and subcontractors, independent contractors and ensures meeting of defined deliverable dates. 
  • Review and approve payment of vendor and subcontractor invoices.
  • Prepare reviews and/or approve various reports, forms, correspondence, e-mail messages, logs, budget documents, and group goals and objectives. Ensure quality and completeness of documentation.
  • Communicate activities with team members, as needed.
  • As needed, attend field site visits for candidate and engineering viability.
  • Possibly identify outside vendors and coordinate contractual requirements.
  • Track and monitor progress on all open transactions.
  • Other duties or special projects as assigned.

 

Experience Requirements:

  • 10 years retail and commercial architectural industry experience.
  • 5+ years Supervisory experience.
  • Knowledge of retail and commercial architecture industry.
  • Knowledge of construction document preparation.
  • Knowledge of building codes, handicap accessibility guidelines, and zoning ordinance requirements.
  • Basic knowledge and application of PM processes and financial management.
  • Basic understanding and application of contract commercial terms.
  • Basic skills for managing low risk projects.
  • Experience with communications and Telecommunications industry, a plus.
  • Ability to work independently or with others.
  • Excellent oral and written communications skills as well as problem solving and conflict resolution skills.
  • Ability to interface with clients and drive results.
